City of Beaumont requests proposals for developing downtown hotel, renovating convention center

The development partner will also be expected to participate in converting the current Beaumont Civic Center into a "modern convention center."

BEAUMONT, Texas — The City of Beaumont is now officially looking for a development partner to help build a riverfront hotel in downtown Beaumont.

A formal "request for proposals," or RFP has been issued by the city to identify a public or private development partner to develop a hotel on the site of the former AT&T building at 555 Main St, according to a news release from the city. 

The development partner will also be expected to participate in converting the current Beaumont Civic Center into a "modern convention center," according to the news release.

Described by the city as a "catalytic project," the hotel and convention center project would be a key element to the goals of the "Beaumont Vision 2035: Downtown Plan" that the city put forth in 2023.

The project would take up about 8.25 acres of property currently owned by the city, including the site of the former AT&T building.

Included in the city's plans for the project are...

  • 175 guestrooms
  • A 14,000 sq. ft. ballroom
  • Meeting spaces
  • Parking, including a parking structure

"The City will review submissions proposing full-service hotel properties in the midscale to upscale range, acknowledging that such properties may necessitate greater public-sector investment to be economically viable for private-sector developers," according to the release.

Proposals for commercial or retail development alongside the hotel is also being considered, according to the release. 

The RFP submissions are due at 2 p.m., September 26, 2024.
